我说的是合法避税。
加拿大有两个TAX SHELTER。第一个是RRSP,很多人都知道。第二个知道的人可能少一些,就是卖房子赚的利润是免税的。但是这个房子必须是PRINCIPLE RESIDENCE,意思是主要居所。
一般人假如挣5,6万年薪的,缴税后实际拿到手的只有3万多。如果卖房子赚几万块钱,不就等于多赚一年工资吗?
1987年之前,加拿大人可以拥有两个PRINCIPLE RESIDENCE,一个HOUSE,另外一个是COTTAGE。现在只能有一个了。所以我认为买房子选择入场时机很重要。

it's based on the proportion.say if you buy it for $300k, 50%commercial, 50% as your residence, then when you sell it for $400k, 50% of the 100k profit, which is 50k is tax exempt, 2/3 of the other 50k is subject to capital gain tax

谢谢。:) 再请教:如果这种商业用房买进后先经营几年,后只把生意卖掉的话,若干年之后再把房产卖掉,这样两次分别的价格肯定小于买入时的价格,在这种情况下是怎样赋税的?

If you just sell the business and still keep the property,I don't think you need to pay the tax on the property because you don't realize any gain or loss, there is no sale transaction involved. but you may need to pay tax for the profit on selling the business.

It depends on how much you are going to contribute to RRSP from your salary. If you contribute to RRSP with maximum limit($13500) from your salary, your method is of no use. Otherwise, it is a good idea.

no matter what, just like x2000 said, it is still using the RRSP room. the only benefit is that you get immediate tax refund rather than wait for for the tax year end.

If you take $3000 back home, you will have to pay $1000 tax. So, actually you take only $2000 back home. But if u do so, all $3000 are yours.

你再想想,在发的当时你可能通过这个少交税,但是到年底的时候:1。你的总收入依然多3000。2。你的RRSP额度依然少了3000。没有大的区别。而且,多数公司在发Bonus的时候,一般都是一次性扣掉50%,到年底清算

come on, guys, your heads are not spinning fast enough. This option is called employer-direct RRSP contributionSam : $60,000 salary+ $3000 bonus
Tax : 33% * $63,000 = $21,000
RRSP : Sam will contribute 18% * $63,000 = $11340 to his RRSP account;
But if Sam's employer put bonus directly into his RRSP account,
at the end of the year,
he will pay tax 33% * $60,000 = $20,000
RRSP: 18% * $60,000 = $10,800;
$10,800 - $3,000 = $7,800
So, you can see Sam pays $1000 less tax, and he only needs to put another $7800 to his RRSP account, instead of $11340.

Even as what you said you can exclude $3000 on T4, you still can get an opposit result, see this...1. Ask boss directly contribute $3000 to RRSP. At the end of tax year, your limitation of RRSP is 60000*18%=10800, you can contribute 10800-3000=7800 to your RRSP. And your taxble amount is 60000-7800=52200.
2. Get $3000 right away. At the end of tax year, your limitation is 63000*18%=11340, and the taxable amount is 63000-11340=51660
You see, the 2nd situation can get more limitation for RRSP contribution.

Direct or Deferred RRSP will be list on T4 as box 30 which means benefit changes ( i can't remember exactly) and it will count to your next year's RRSP room. Revenue canada will show you on the assessment letter.
