Term of Lease:
(a) The lease shall be for a term of 5 years
(b) Provided the Tenant is not at any time in default of any convenants within the lease, the tenant shall be entitled to renew this lease for months prior to the expiry of the current term at a rental rate to be negotiated. In the event the landlord and tenant can not agree on the fixed minimum rent at least two months prior to expiry of the current lease, the fixed minimum rent for the renewal period shall be dtermined by arbitratioin in accordance with the arbitration act or any successor or replacement.
我的问题是:
1) 第一个五年期,租金是定下来的,因为是新的plaza,我很低出租,只求收回点成本,期待下个五年扭亏转赢。这样第六年的租金较前一年会大幅度上涨,超过10%。 担心因为涨的太高,租客会拿安省的最高租金上涨率(民宅2.5%,商铺不知道)来说事。如果不涨这么高,意味以下五年着还有亏本。不知如何是好
2) 现在双方已经签约,不过在条件期间,等待租客提供公司资料。我还能提出修改或增加条款吗?
