It is understood and agreed that if Landlord decides to sell the premises during the 10 year (5+5) of the proposed Lease the “Tenant” shall have the right of first refusal to purchase premises at fair market value. Landlord shall notify the Tenant, in writing; of any offer to purchase that it receives in writing. The Tenant shall have five (5) business days from receipt of such right of first refusal to purchase the premises, failing which this right of first refusal purchase shall be null and void and of no further effect.
