Because either way, u r gonna re-negotiate a new term. I mean to focus on the next 3-5 yr is what we need to consider. Don't u think?

In addition, if there is no Cap Rate as a security, most people will feel frustrated about rate fluctuation. That may probably prove that it is so important to have something safe. Meanwhile, I still doubt if you can win with additional quarter percent discount since it may end up I am still paying on my Cap(now 6.05%) and unfortunately you are paying way higher, say 1 or 2 percent higher. Is it possible? Who can say No?

那么，你看准了吗？你怎么知道利率在五年之内一定会涨过 6.05% 呢？你也不确定，你只是怕万一。万一利率涨得太高，比如涨到10%，你仍然不用担心自己负担不起。所以，你宁肯每月多付一点，以便让自己心里踏实些。对此，我可以理解。

我不要这个 Cap，也是因为怕万一。万一五年之内利率涨不过 6.05% 呢？或者只是快到五年期限时才涨过这个数呢？我不是白费了许多钱财？

银行利率是由银行经济专家定的，他们针对你这种客户的需要，“卖”给你一个Cap。他们卖出这个商品首先考虑了这个商品的成本，然后再确定从这个商品中收取一定的利润。所以，银行卖这个 Cap 是绝不会赔钱的，而且应该是要赚钱。赚的是谁的钱？你的。

然而，经济波动往往是不以人们的意志为转移的。经济专家对未来也有看不准的时候。从现在起的五年之内，经济发展可能完全出乎人们意料，结果利率飞涨，假定超过10%。那么，在这个五年之内，银行卖出的Cap就赔钱了。这谁也说不准。但是，银行的生意不只做五年。尽管从今天开始的五年内，银行赔了钱，但在其它的五年方案中，银行会把这个损失补回来。几十年的风风雨雨表明，银行从 cap 产品中赚的钱远远大于赔的钱。

我的房贷还款期长达二十年左右。我永远采用不加任何保障的浮动利率。也许这个五年我会多付一些，但所有的五年都多付的可能性极低。所以，在整个还款期内，我支付的利息可能不是最少的，但肯定是比较少的。

顺便给你讲一个赌博必胜妙方。

硬币赌博，你坐庄。正面朝上你赢，反面朝上我赢。赔率为一赔一。投注多少由我决定。

第一局，我投注一块。如果我赢，我收回两块。赚一块。然后重新开局。

如果我第一局输，我赔一块。开第二局。

第二局，我投注两块，如果我赢，收回四块。赚两块，扣除第一局输的一块，赚一块。重新开局。

如果我第二局输，我赔两块。连同第一局，共赔三块。开第三局。

第三局，我投注四块，如果我赢，收回八块。赚四块，扣除前两局输的三块，赚一块。重新开局。

如果我第三局输，我赔四块。连同前两局，共赔七块。开第四局。

第四局，我投注八块，如果我赢，收回十六块。赚八块，扣除前三局输的七块，赚一块。重新开局。

如果我第四局输，我赔八块。连同前三局，共赔十五块。开第五局。

第五局要投注十六块。如果还输，下一局投注三十二块。

明白了吗？我不能保证哪一局能赢，但只要我保持这个模式，就肯定能赢。因为我知道：硬币不会永远正面朝上。

（不要到赌场试验这个方法，赌场的规则跟我这个不一样。因为，他们怕赔钱。）

本文发表在 rolia.net 枫下论坛Totally agree. I pay for a Cap rate set-up. No complaint. I am glad there is no argument if Variable rate is better than Fixed rate mtg, however, our disagreement is whether it is worth buying a Cap Rate. I believe so because:

1. Possibility of Prime Rate jump

Using you figure, 60 months back from Dec 2001 to Dec 1996, there were 30 months with Prime Rate higher than 6.50%. We always say that history doesn't repeat itself, at least, these figures do not support an assumption that rates will stay lower than 6.50 for the next 5 yrs.

2. Peace of Mind

People buy life insurance are not because they know they would die pre-matured; People buy property insurance are not because they know the damage of the property; People buy car insurance are not because they know they would involve a car accident. Similarly, I buy this Cap Rate is also for a peace of mind that I will not worry too much even rate could be unexpectedly increased. I don't want to take an chance or gamble. This is my type, obviously, not yours.

3. How much does it cost?

using an mortgage calculator, for an average mortgage 150k, int rate 3.75%, amortization period 25yrs, monthly payment is about $768. Same amount mtg, int. rate 4.00%, monthly payment is about $789. It says I pay $21 monthly "extra" more to get a Cap set up, plus, please remember I could be paid back if the rate hit the cap. I think it is a good deal. Maybe you don't. Still?

Thank God you do not forget Casino doesn't go by your rules, neither do banks. There is no doubt that banks, like very other business, are making money, for their shareholders of course. They are making profits by their products including both mine and yours. This is not the purpose of our discussion today.

If you have an idea of Prime Rate history in last 12 yrs, you may re-think the usage of CAP. Anyhow, TD no longer provides Prime-0.75, but Prime-0.50.
