"Buyer agrees to obtain at his expense an inspection of the subject property by a qualified home inspector within five banking days of acceptance of offer by seller. In the event such inspection reveals major structural , electrical and mechanical deficiencies in the subject which the Buyer is unwilling to accept and which the Seller is unable or unwilling to remedy then this Offer shall become null void and the deposit shall be returned to the Buyer in full without interest or deduction. This condition is included for the benefit of the Buyer and may be waived at his sole option. "
