The tenant may assign or sublet the residential premises to another person with the consent of the landlord. If this tenancy agreement is for a fixed length of 6 months or more, or is solely fo the retal of a manufactured home pad, the landlord must not arbitrarily or unreasonably withhold consent to assign or sublet. Under an assignment a new tenant must assume all of the rights and duties under the existing tenancy agreement, at the same rent. The landlord must not charge a fee or receive a benefit, directly or indirectly, for giving this consent.

他们一家三口，无工作也不打算去找工作。估计building的manager一定会知道我把房租转给了别人。查遍了lease也没有看到有关条文。头痛ing.

They can only sublet the apartment with my friend signing a one-year lease. However, I can rent the apartment to others without noticing them. In such case, I must take the whole responsibility to the apartment (including all the utilities and rent).

I called Ontario Rental Housing Tribunal and got the similar response with your view.

My friends may return China in 2 or 3 months after Health Card, SIN and some others are settled down. They will live in my apartment.

So, no problem now.
