1) my bulder was a good builder. They do quality work, better than HomeDepot. But they charge the highest.

2) All floors will face the squeak problem. No exceptions. SOme builters use nails, then screws and glues to faster sub-floors to the joists. But you guess what. After the owners move in and have been living in the house for a while (1-2 years). The areas have most frequent traffics will hear squeaks. Subfloor and the joist do move by themselves.

There is no ultimate solution to that but a re-tightening process is necesary. My bilder sent in the workers to open the laid-down carpet, and re-screw the areas I pointed out to them (I listed the areas in the check list for the 1st anniversary). After the re-tightening, it is much better then before.

    Builder gave me a price list, for Bruce Dundee OAK stripes upgrade, The price is about $12-14/square feet. Totally $13.5K. The standard floor is carpet, but I do not like carpet floor. Should I do the upgrade right now or do it several years later. My new home is going to be closed on July. Thanks for your advice.

    • Do it later. Reasons,
      1. It's cheaper to do it later yourself or by some professionals (e.g. HomeDpot). The builders price is among the highests.

      2. The sub floor and joist may need further tightening, screwing to cut the squeaks after you move in (typically after a period of time, say, 1 year). You may ask the builder to come back to your house after 1 year to fasten some areas with screws. If you already have your hardwood floor in place, it's not possible for them to work anything further. With carpet it is easier to them to work on because they can move it up and restore it with no diffculties.

    • you can ask your builder to leave this part to you. Then shop around, find a good price, and ask them to follow your builder's schedule. They will help u.

    • I'd take the default carpet. The reason being that the builder will charge you the full amount for the hard wood, not the difference between carpet and the hard wood. A few years later, it's an easy DIY
      project; HomeDepot has demonstration sessions and the machines for rent. It's easy to install the hard floor yourself.

    • ask builder wheather u can find your own floorling subconctrator , within their time frame ,work together with builder's subcontractor ,
      get the job done , most of the builder will be happy to let u do that ,that will save a lot of trouble for them ,at the same time u will save big money ., u can get cherry / jatoba 3/4" hardwood flooring , $10/sft ,labour and material
