4*900 = 3600 = 18% of principle
if there is 20/20 limit, I cannot double play anymore
my manager told me, for under 3 year mortgage, there is no 20/20 limit
so I am very happy to keep double paying...
hehe, donot think I am rich because there is only 20K mortgage,
HSBC can divide your mortgage into different terms, hehe, there is another huge one

    • 得看你自己的contract, 一般是10%左右. 不可累计到下一年

        • depends on your mortage manager and bank, some bank you can pay it at any time, some bank only allow you double your each payment and make lump payment at end of year (from your mortage date).
    • depends on your mortgage contract, 5%-20%, you cannot accumulate it

        • 哦,还有,HSBC的似乎3年以下的MORTGAGE每年没有还款额度限制,至少这么告诉我的。
          • must be variable rate mortgage, it normally has no penalty.

              • the one year closed is too short for a fixed mortgage. the bank may waive the penalty because you can repay all the outstanding principle after one year anyway.
                • The manager told me it's same for 2 yr fixed, and you can see many people are using 1-2 yr fixed recently, it's even lower than variable. And I donot need wait to the expiry date, I can double pay all 12 months
                  • yes, double pay is optional for all the fixed mortgages, I think we are talking about if there is any limit, I guess there is still a ceiling on how much you can repay per calender year.
                    (for variable mortgage no such cap),say if you make a lot of money on NT:-) and want to pay off all your balance for a 3 year fixed mortgage. I don't think the bank will let you get out of the mortgage without giving them some sort of compensation. Again some bank may do so for promotion, but I don't think it is a general policy.
                    • hehe, because my 1yr mortgage is just 20K, if I double every month, I will pay off it before the 1 yr expiry date, which means, I paid over the normal limit, hehe, just a individual case
          • 一般Term Mortgage都有LIMIT,否则就是Open了。你肯定是特殊情况。

              • If I understand correctly, what the manager meant with "under 3 year mortgage", was that you mortgage has only 2-year amortization. And no limit for this type of mortgage is very common. :)
