Everybody has different situation.If you have a baby ,you do not like your baby's crying bothers the landlord,right?This was a kind of stress for me when I living in somebody's house.

If I rent two bed rooms apartment,I would lose over 10000CD$/year,This would be another of stress to me...so I took the other choice.It's maybe
not smartest one,but it made me feel comfortable.---My baby can have his personnel room,graden,playground.....Case by case,being a tenant is not shame.Everybody has his different time,different opinon,different choice.Even sometimes I feel other people's living is so interesting --when I reading -- JIAOZI,CONTACT 's story...but it doesnot mean I will follow their step .For myself,I would like to pay the risk for exchanging the freedom of living....

    1. 现在买房, 你将比五,六年前购房的老移民多付8-10万加币(以前15 – 25万房). 近几年新旧房产上涨约8-10万加币, 对于那些有房想MOVE UP的人来说, 房产上涨8-10万加币, 没有任何影响. 比如, 他以前15万买下现有房子,现 在以15+10=25万卖出, 他可以很轻松再追加15万加币(贷部分款)买下40万的房子, 他总共付出15+15+贷款利息. 对于新移民如果想买下同样40万的房子, 你总共付出40+贷款利息. 你将白白多付10万! 而这10万最多值5万.如果你可以接受这10万的差额, 你就现在买房.

    2. 房价还会升吗? 我认为出租房市场行情就是房产交易的前兆.
    2000-2001年, IT 烧钱年代, 大量移民不断涌入(年产20多万名), 房租年年涨(3.99%以上), 大部分新移民很容易找到IT相关的工作,有了足够收入, 因为购房与租房支出差不多, 就开始或实施买房计划. 房价大幅上升.
    这就是当时房产市场上升较快的原因:  新移民+低失业+以租养房.

    IT 烧光钱以后,加上911, 经济下滑, 大部分新移民找不到工作, 但是被低利率和以租养房所利用, 继续购房, 促进二手房市场继续上升, 也带动新房市场继续上升.
    这就是现在房产市场如此灼热的原因:  新移民+低利率+以租养房+.

     3.根据现在的经济情况看,导致房产市场灼热的因素正在逐渐消失:
    1)经济好象正在回升,但失业率并没有明显变化,因为马克思说: 生产率提高, 一个人可以干两个人的活,资本家绝不会雇佣第二个人.就算生产率没有提高,但劳动强度提高了, 一个人可以干两个人的活,资本家同样不会雇佣第二个人.
    一句话:劳动者收入没有提高,或减低了.
    2)出租市场下滑.有多种因素.
    3)利率随时上升,实际已开始上升.
    4)加币不断升值,对手持外汇的人来讲,将损失近20%的money.
    5)房产价格在过去短期内不断闯历史新高度,准购房人收入没有提高,
    the GAP 已到尽头.
    6)很多移民已变成海龟,逐渐退出这个充满泡沫的地产市场.
    7)如果在2000年IT烧钱的话,那么房地产这几年也在烧钱,不过
    烧的是初次买房的人的钱,相当部分是近几年的移民的钱.

     移民是房产市场不断上升的重要因素,但是如果失业率高奇,那有钱财来买,除非你带有成百上千万,并且甘心投入银行和地产商给你设下的美丽陷井, 你就买房!
    如果你将成为新移民,请算清楚你移民分是否达到67分以外,还应算清楚你移民成本:975/人+潜在的额外10,000.00, 否则后悔药没得吃,家庭医生不懂得开处方.

    我欢迎新移民来加拿大,并善意地提醒你, 为了你和你的家庭做好多方面准备:
    1.找到满意并安稳的工作,过幸福的准共产主义生活, 否则
    2.打累伯工,过回到十年前的生活.或
    3.上学接受再教育,磨刀不误砍柴功,或
    4.根留祖国,短登加国,再当"海龟",继续过中国特色的社会主义,或
    5.冬眠大半年, 开劈加国大草原, 或….

      • 个人认为, 房子和股票还是有许多区别的.纯粹靠房子赚钱的毕竟是小部分.
        主要还是自己的经济能力在起决定作用. 工作和收入稳定, 自然会想到买房子, 一方面提高生活水平, 一方面生活上有稳定和踏实感. 不管是国内和国外生活都是如此. 很少听说国内的为买房和租房合计来合计去的, 基本上想成家立业的都得考虑买房. 到了这里顾虑重重, 主要是荷包不争气. 试想, 经济收入许可, 干吗还挤在臭烘烘的公寓里, 公用的洗衣机,想着都恶心. 何况还要和别人share厕, 厨.
        房产上涨和下跌, 只是买房人作为何时买房的一种依据和参考, 并不能左右最终想买房的脚步.
        再说了, 有房的听说房子上涨, 难道马上会期抛售自己的的住房吗? 所以对有房的来说, 本无所谓涨跌了, 跌了还不错, 至少地税也跌了.
        所以讨论买房和租房, 算计划算与否, 是在无意义.
        难道好的生活环境不需要用金钱来交换吗?

                  also, think about it. what would we do if we were in China? buying a house should be one of the most important things in our daily lives, right?
                  why are some of common chinese immigrants afraid of buying a house here if they really take this country as their second homeland ? the unstable economic problem is an important issue. who sincerely hopes the life style of frequent moving in and out including complaining those cruel landlords?
                  i.e. the whole mortgage term is 25 ys. if one guy buys a house at his 30. the mortgage will be paid off when he is 55 before his retirement. if he buys it at his 40, the mortage will be paid off at his 65 after his retirement . it will be a risk! SO, in my opinion, the earlier, the better(of course it still depends on individual's economic situation). also, on the other hand, the inflation keeps the money safe on the house. i.e the value of the house is 200 thousand now. in 20 years, it will be up or keep the present value(think about the piece of land at least). anyway, it's more interesting to see the land than the paper money and numbers without life. ^_^. i never believe 300 thousand's house i buy today will valued at 150 thousand only. If that happened, one dollar would exchange 10kgs meat back. that's not bad for everybody including the landlord.
                  the house is just like the water, rice and air. It should be required by everybody no mather what kind of ways he possesses. It is needed forever which is different from the stocks. So never worry about to be a landlord. it's a pity if you neve taste the happiness of a landlord here..

          本文发表在 rolia.net 枫下论坛1.討論房价的漲幅,應當用百分比,而不是絕對值.儘管房價一直在漲,十幾萬也照樣可以買到房.未必需要比以前多付八萬.比如,在多倫多DAVENPORT區,五年前十五萬的房子現在大概賣二十萬而不是二十五萬.

          五年前只能買十五萬房子的居民,現在如果家庭收入水平保持不變,肯定住不起四十萬的房子.這個道理,比一加一等於二複雜不了多少.

          2.早在三年前,人們就預測房價會跌.一年半前我準備買房時,人們都嚷嚷房價已經漲到頂了(有興趣的,可以到本壇歷史區查查).現在預測房價下跌似乎比前幾年把握性大些(因為大家覺得房價早晚會跌),可這種預測能有多少實際意義?

          說甚麼找不到工作的新移民‵被低利率和以租养房所利用,继续购房‵,簡直是癡人說夢.富裕的新移民落地後不久就買房的現象確實存在,但富人畢竟是少數,更多的人則是先有工作才買房.

          3.利率並非已經開始上升.根據前不久本壇壇眾討論的貸款方案,五年固定利率甚至低于4%,說明銀行專家預測的貸款利率在五年內都將保持較低水平.

          4.海歸到底佔所有新移民的百分之多少,我從來沒見過一個全面的統計數字.不知道這位仁兄認為海歸影響房地產市場的根據是甚麼.

          5.從房地產市場引申到勸人移民前三思,不知道作者的目的是甚麼.就我來講,買房是美洲夢的一部分,但不是移民的根本原因.作者在這個問題上的邏輯有問題.

          • 以前在媒体发表房地产文章多数都是地产公司的人,都在唱盛房地产 让大家都投到地产上去,这和股市那帮说客很象,现在有几个敢说 还涨的?
            1。 早在三年前?那可是2000,谁说地产会降?人人都有工作,口袋
            里都是钱;现在呢?
            2。利率低是促进地产的一个方面,日本已经快零了,地产还是崩溃,
            可是加拿大还有可能回到10%呢,那怎么办?
            3。海龟只是一个方面,其实它背后的加拿大生产力下降才是大因素,
            移民最多的中国,印度,东欧,经济都在高速发展,移民下滑是必然
            尤其是来了能找到工作能买房的。
            4。移民数字不会变,因为处理速度不变,现在积压的申请人几年就
            处理不完,而拿到移民纸来了又回去的,才是加拿大移民不够的关键
            5。现在的自由党政府,对经济根本比不上保守党,经济不发展,房
            子卖给谁?
            6。多伦多是安省最穷的地区,是自由党和NDP的天下,可是搞经济
            一定不能是穷人党,多伦多的竞争力会越来越差,房价怎么涨?

              北约克一定是房价下降中降得最厉害的。理由很简单,北约克正在变成第二个士家堡,印巴人,中东人,东欧人,甚至黑人正逐渐增多。而北约克是前三年中房价涨得最快的。

              利率,發展中國家政治經濟變化和移民趨勢,北美經濟形勢等因素對房市的影響,你說的都有道理.
              • 反正一年多前我买房时,是作好了“顶部套牢”的思想准备的(因为大家都在喊跌了),没想到还接着涨。预测这东西,不用太当真。
    • 说的有道理,而且也是基本常识了,多伦多的房价肯定跌,只是跌 多少,跌多快,跌多久的问题;从周围看,有能力来了就有工作的 新移民很少了,贪官们也没增加。
      起码是中国的移民来多伦多的少了,多伦多的就业处了低收入的
      工作可能比别处还有那么一点点优势,很多人落地后又去了别的
      城市,买房子然后出租也越来越困难了,政府放宽移民条件就说明
      了新移民少了,经济要滑坡,这些都是直接打击房价,朋友里有
      能力买房的都买了,没能力的,短时间也没大改变,经济根本没有
      根本好转,安省又是制造业大省,竞争优势越来越差,经济怎么好?
      我是不信房价还会涨,只是降有多快,谁也不清楚。

      房屋跌价其实已成定局。未来的七年中会有10%-33%的跌幅(视地区不同)。这个问题说起来很复杂。但移民政策并不是房屋市场的决定因素。经济政策才是。安省目前自由党上台,则更不利于房屋市场。房价到今年已达顶峰。

      以前美国也发生过房价暴跌的情形,可以用于参考。
