请教各位大侠,卖家为Estate of toth 的house,offer里有一段条款是什么意思?这房子可能会有后续的什么麻烦和争端吗?多谢指教!

The Buyer acknowledges that the Seller is the Public Guardian and Trustee and that none of his personnel have ever lived in or on the property; therefore, the Seller makes no representation or warranty whatsoever with respect to the fitness, condition, zoning, lawful use or description of the property comprising the listing information, nor with respect to any contents, fixtures or chattels forming part of the Agreement of Purchase and Sale. The Buyer specifically acknowledges that the same is being sold to the Buyer on an "as is" basis without regard for its state of repair, location of structures or fences. The Buyer further acknowledges that the property will remain subject to any judicial, municipal, or any other government bylaws, agreements, restrictions, or orders affecting or regarding its condition or use, including deficiency and other notices or work orders. Furthermore, the Buyer expressly acknowledges and agrees that the Buyer did not rely upon any description of the property, or any part thereof, provided by the Seller, including any data information sheet attached to the Listing Agreement related to the property, but has relied solely upon the Buyer's own inspection of the property and those of the Buyer's advisors, if any. The Buyer acknowledges that there is no survey and agrees to complete the transaction notwithstanding any right of ways, encroachments, adverse possession rights or claims, location of fences, discrepancy in measurements, or other irregularities that might be indicated in a title search or up to date survey of the property. Furthermore, the Buyer acknowledges that the property, in its current "as is" condition, may not meet the minimum requirements of the fire insurance providers. The Buyer agrees to complete the transaction without any objection, abatement to price or other consideration from the Seller or agent"

    • 遗产房能别买就别买。除非价钱很低,这个条件的意思就是买了就是打包价、不要再唧唧歪歪什么电器工不工作,房子能不能保险,能不能住人、符不符合bylaw了。 +1
      • 谢谢!知道是打包价,房子的状况是sold as is, 里面一无所有,感觉其实只剩个地基和外壳frame可用,和重建差不多了。是朋友想买来翻新卖,除了房子状态外,主要是担心有没有其他关于产权纠纷债务纠纷的问题?

          • 产权纠纷债务纠纷的问题应该是在房产过户时律师把关的,这和地产经纪没关系吧? +1
            • 那身为JJ干嘛吃的?光拿佣金?合同也不给客户解释?这JJ沒有也罢了 +1
              • 查清产权就是律师的工作,都推给agent,那律师干嘛吃的
        • 遗产房要看有没有probation order,有的话最快也要6个月、如果继承人互相打官司两三年的都有,没有tax clearance 就close不了、所以能别买就别买。
          • 要是下了offer, close 時發現有产权纠纷债务纠纷怎麼辦
            • 那就是律师的事了,但是如果拿不到TAX CLEARANCE是不会close的,自动延15天。
              • 有没有解决不了或弄得非常麻烦的情况?
