各种户型的最大降幅才5%, 而销售数量大幅增加, 不知道是不是见底了。看到761 bay街一个180万的三房condo刚卖掉, 有钱人下手真厉害。

我觉得没见底。在其它都大涨的情况下condo价格却下降了,active listings 大涨了130%,Dom涨了44%,说明大量卖盘在路上……

我看你贴图的最后一行new listing已经和sold的数量持平了。这种情况下不知道为什么active listing会增加。

数据来自著名的zolo. 估计zolo定义new listing是首次全新上市的,而terminated/price changed后重新上市的不算。如果真是这样,那实际dom还要高。

想了一下, 这个active listing增加量应该是十二月以前积压的总增加量, 十二月的增加量极少。

我相信downtown的condo市场很快就会一切如常。我从不相信老板们真的那么仁慈会让员工以后一直在家办公, 大学更不会让学生一直上网课。 这些人随着疫苗的普及会很快回到downtown 去的。

没错,我老婆公司已经退掉一层楼面,以后这楼的员工,永久性WFH,必须去公司的时候到shared office area办公。八卦以后发现,sales部门依然需要去公司,后面支持的部门WFH了
